An office remodel for a growing law firm incorporated 2000 square feet in an adjacent suite to add efficient space for new support staff and attorneys and update the reception area.

A growing law firm’s vision of expanded space

This growing law firm needed more square footage to eliminate inefficient space for support staff and accommodate new attorneys. An adjacent 2000+ square foot suite became available to add to their 5500 square feet. This opportunity meant the firm could remain in the building they valued for its beautiful waterfront views, adequate client parking, and central location.

The tenant improvement and office expansion meant an upgrade to the reception area could showcase their growing art collection, too. To set the stage for the professional image they wanted, the quality of finishes and workmanship were extremely important to this client.

An award-winning approach to remodeling with elegance

A significant update replaced a green and salmon color scheme with elegant glass, natural stone and earth tones accented with purple and blue to complement the water views from reception, the main conference room, and attorney’s offices.

Introduced with a glass foyer featuring a textured slate floor, the large receptionist’s station was relocated and a comfortable and attractive seating area was added. A custom niche with etched glass shelf was placed to showcase a valuable work of art. High quality carpet choices and Wolf-Gordon fabric wall covering add style.

Construction during operations required careful planning

Construction had to proceed while the firm continued its normal working hours. For elderly clients, access to the office through the main reception area required building a temporary walkway over the foyer’s slate floor while it was being completed as well as adding a temporary front door.

Some of the more difficult work had to occur during the weekends or evenings, for example, the removal of a 30-foot bearing wall between the two suites. A full-sized beam couldn’t be moved into the space. Instead, four 1¾ inch by 16-inch Parallam® beams were brought in through the second story window and installed in place of the wood studs of the bearing wall to support the roof structure.

Another challenge was moving the reception area desk. With its solid marble top it weighed nearly one ton. A lesson from building the pyramids was taken! The desk was placed on ½ inch hardwood dowels, so it could pivot around to reinstall in its new location. Dust control and staged work scheduling meant the offices could continue in near-normal working conditions.

The law firm now has an elegant and professional space that represents their business well. They have room to expand, yet can stay at a location offering many amenities including the beautiful waterfront views.

This law office remodel project was awarded the prestigious 2001 Outstanding Remodeling Achievement Award in the Commercial Remodel category by the Oregon Remodelers Association.
